Adding a property in Portfolio Manager creates the main building record. This is where the platform starts organizing the information used for benchmarking.
This usually includes:
property address
primary property type
gross floor area
year built, if known
operating details associated with the building type
For some properties, additional details may be needed depending on how the building is used.
It helps to have the following available:
property address
approximate gross floor area
primary building use
year built, if known
number of buildings included, if applicable
If the property includes multiple uses, tenants, or more than one building, that is helpful to know before you begin.
Getting Started
Log into your Portfolio Manager account and begin the process of adding a new property.
Add the building address and select the property type that best fits the building.
This is one of the most important parts of the setup, since the property type helps determine what information the platform expects next.
Add the approximate gross floor area and other core building details requested during setup.
If you do not have every detail right away, you can still begin the process and refine information as needed.
Depending on the building type, Portfolio Manager may ask for a few operating details related to how the building functions.
These details help make the benchmarking record more accurate.
Once the basic setup is complete, the property can be saved and prepared for the next step, which is usually adding utility data.
Some buildings are straightforward, while others include multiple uses, multiple tenants, or more than one structure. In those cases, setup may require a little more care to make sure the property is entered properly.
That is one reason many clients prefer to have Evergreen review the setup before moving too far into the process.
After the property has been added, the next step is usually entering utility data so the building can be benchmarked properly.
